Both these buying groups share common goals and have similar requirements.  These buyers focus on quality of construction, a demand for top grade materials, detailed finish work, a desire to have their project closely managed and run on a schedule, and a close working relationship with their builder.   

They also want value in their new home.  Clearly, anyone can spend too much for a home.  The trick is to buy the home you really want, in a quality location with the architectural detail and amenities you desire, all at a reasonable price.  That is how we define value in our product.

Where we build.....

 Our offices are in Palm Harbor, Florida and we build in northern Pinellas and Hillsborough Counties and throughout Pasco County, Florida.

 Our Background.....

Formed in 2003, Patrick Flemming Custom Homes is a second career for its founder.  Pat Flemming worked in the construction industry in the late 1960’s and early 1970’s, leaving the industry after owning a custom home construction business in the western U.S.  Over the next 25 years, Pat worked for two Fortune 50 companies, eventually retiring as the Vice President of Latin American Operations for Lucent Technologies.  In his final assignment he managed a 2600 person, $350M per year organization that designed, built and managed large cellular and fiber optic networks for the major telephone companies throughout Latin America. 

As the company’s founding member, Patrick Flemming holds a general contractors license from the State of Florida which qualifies him to engage in both residential and commercial construction activities.    

What we believe is important..... 

I entered this industry with four principles that we felt were imperative;

           Quality, Management Involvement, Style and Value  

 Quality

 The first and foremost principle is quality.  This principle is always discussed and rarely executed.  In the construction business, the majority of “quality” elements in a home cannot be seen when the home is finished, but rather should be seen as the home is built.  Using high quality material, employing the best subcontractors and suppliers, investing time and energy in the design process and managing the construction cycle closely are the things that create quality.  The follow are just a few examples of how we put quality into our product:

We use fiberglass exterior doors.  Why, because steel doors rust and wood doors expand and contract in the moisture of our environment.  It’s a little thing but no one likes crummy doors.

 We use two termite treatment technologies in every home.  Why, because termites in your home are a nightmare, not a dream.

We use polyisocyanurate (foam board) insulation on all block walls because of its insulative value as well as it moisture control properties.

We use Kohler bathroom fixtures, both for their quality and their style.  Cast iron bathtubs because they don’t chip like enamel over steel tubs.  Vitreous china bathroom sinks for their look and quality.

And we feel our subcontractors are some of the best in the business and we work hard to keep an excellent relationship with them.  

The list goes on, but the point is this.  Many of these items are things that you cannot see in the finished product but make your home a substantially better product.   We believe you want and deserve this type of quality in your home and we are here to provide it.

 Management 

Next on the list is a strong focus on management, of your project and our company.  First of all, our belief is that you buy a home to live in and obviously the sooner its’ completed, the sooner you live there.  That means our goal is to make progress on your home every day. 

We build fewer than 10 homes a year.  Subsequently, we have the time to closely manage the progress of each home, schedule our subcontractors to follow each other closely, handle the issues that arise quickly and target completion of our projects within 9 months of receiving permits.  In meeting that target, you are happy and so are we.

We also run our company in the same manner.  If you have questions, just ask and we’ll get you the answers…..immediately.  If you have concerns, we’ll discuss them and resolve them…..immediately.   We treat our subcontractors in the same manner.   No wasted time, no wasted energy, no heartburn.

 Style 

Homes in this day and age present buyers with a wide variety of style options.  These options vary from region to region as well as by price range and personal taste. 

Our goal is to build what you want and to provide guidance in areas of which you may be unsure.   Our homes typically include 8’ front doors, interior and exterior column treatment, granite countertops, stainless steel appliances, designer kitchens and heavily tiled master bathrooms, lots of ceramic tile and wood flooring, and large outdoor living areas.

 All of these things are a normal part of the “Florida” lifestyle and they are items we are proud to include in our homes.

 Value

Value is the combination of quality and price.  Without question you can buy low quality at low prices….the two go hand in hand.  Conversely, you can buy extreme quality at very high prices.  Again, the trick is to buy high quality at reasonable prices and that is the business we are in.  We are committed to building an excellent product at reasonable prices.

 And Lastly

 As you look around at housing and examine the difference between homes of essentially the same size, we would like you to think about some things.

Is the design what I really want or am I making compromises?

Is this home really well constructed or does it just meet code?

Who is really building my home and how long has he been on the job?

bullet

Is the guy building my home a licensed contractor or a supervisor working under a licensed contractor?

If it is the later of the two, who trained him and how.

bullet

Can I deal with the owners of the company, do they know about my project and are they on my jobsite?

bullet

 Do I have the option of putting the things I really want in my home or am I limited to what the builder “offers”?
